Should I Buy This? (SIBT) was founded in 2025 to give Canadian home buyers a property history-style diligence layer for the address itself — flood, climate, neighbourhood, accessibility, economic, environmental, and livability signals from public sources — before an offer locks in lifelong costs.
We are not a listing marketplace. We do not sell homes. We score addresses so buyers, realtors, and investor teams can decide which properties deserve inspections, insurance quotes, and negotiation attention.
Every Property Health Score combines up to seven pillars. When a pillar lacks coverage for a parcel, dynamic weight redistribution reallocates importance across available pillars instead of inventing a fake penalty. Source attribution appears inside reports so readers can see whether a signal came from NRCan, StatCan, NASA, USGS, Google environmental APIs, OpenStreetMap, CMHC, Health Canada radon context, or municipal open data.
Scores are informational models. They are not appraisals, insurance binders, or Phase I/II environmental site assessments. Micro-topography, unfinished renovations, and private contamination records can diverge from public datasets.
SIBT aggregates government and public datasets — not anonymous estimates alone. The current source stack includes:
Flood polygons and municipal layers can be outdated relative to new development. Air quality is monitored at stations and modelled between them. Crime indices are area-based, not address-guaranteed. School proximity is not a Fraser Institute endorsement. Always confirm material decisions with licensed inspectors, lawyers, lenders, and insurers.
SIBT may be unavailable or partially covered for remote addresses. French-language UX continues to expand; core reports are English-first today.
